DENVER REAL ESTATE MARKET - Q2 REPORT 📊

🏡 The Denver market is no longer “crazy”… but it’s definitely active.

Here’s what the latest data from DMAR is showing:

→ Active inventory jumped to 11,539 homes
→ New listings surged to 6,642 in April
→ Closed sales still climbed to 3,926
→ Median prices remain surprisingly resilient around the $590K range

What does that mean? 👇

Buyers finally have OPTIONS again.

But quality homes — especially those priced correctly and marketed aggressively — are STILL moving.

We’re seeing:
✔️ More negotiation
✔️ Longer decision timelines
✔️ Buyers becoming far more selective

Red Rocks is the best concert venue in the world—no debate. If you’re heading up from Solterra, here’s how to do it right 👇

🎟️ Seating + Timing

→ No assigned seats (general admission) for most shows → get there early
→ Gates typically open 60–90 minutes before showtime
→ Have someone in your group (or even Task Rabbit) stand in line early for the best seats
→ Park is open daily sunrise to sunset (non-event hours)

🚗 Getting In + Parking

→ Multiple lots, all first-come, free parking
→ Entry points vary—“Entry 4 is best” is subjective (not official guidance)
→ Remember where you park… this is not a short walk

🍔 Food + Drinks

→ Small soft coolers allowed (max ~10” x 7” x 7”)
→ Sealed non-alcoholic drinks under 32 oz allowed
→ NO outside alcohol allowed inside the venue
