I am a 25 year Boulder resident, a graduate of CU Boulder and have serviced the area as a REALTOR for over 20 years. As a husband and father of three kids (in elementary, middle and high school), I am extremely well versed on the local schools and surrounding community. I specialize in Boulder residential homes and investment properties (ask me about how to cash flow your kids education). My goal

is to make my clients' purchases or sales enjoyable, financially beneficial and stress free. I service both buyers and sellers throughout Boulder, Louisville, Lafayette, Superior, Longmont, Erie, Broomfield and North Denver. I have specific expertise in Boulder's Eisenhower community, including the Arapahoe Ridge, Country Club, Greenbelt Meadows, Keewaydin, Meadow Glen, Old Tale, The Reserve, and Wonderview neighborhoods. As a lifelong Coloradoan, I have called several beautiful cities my home: Aspen, Boulder, Fort Collins, Steamboat Springs and Winter Park. But since 1987, I have been a Boulder resident and currently live in Arapahoe Ridge. I am married with three children who attend Eisenhower Elementary, Southern Hills Middle School, and soon to be Fairview High School. I enjoy skiing, biking, tennis, running and camping with my family. Before I became involved with real estate, I enjoyed ski racing. I attended the University of Colorado at Boulder and have ski raced for CU, Winter Park and Eldora. And for the past 10 years, I have been a ski racing coach at Winter Park. I am also a member at the Meadows Swim and Tennis Club, HOA President and board member of the Gatepost Townhome Association, an HOA board member for the College Townhome Association, and an HOA board member for Wolfpark Townhomes in Winter Park.

Do you know what you're *actually* paying for in your monthly mortgage?

Let's look at 3️⃣ different home price points with examples of what their payments might look like.

(All estimates assume a 20% down payment and 6.58% mortgage rate but read to the end if you plan to put down less.)

🏠 $400K Principal & Interest: $2,021 Property Taxes: $417 Homeowner’s Insurance: $100 🧾Total Monthly Payment: $2,538

🏠 $450K Principal & Interest: $2,274 Property Taxes: $469 Homeowner’s Insurance: $100 🧾Total Monthly Payment: $2,843

🏠 $500K Principal & Interest: $2,527 Property Taxes: $521 Homeowner’s Insurance: $100 🧾Total Monthly Payment: $3,148

If you put down less than a 20% down payment, you'll also need to add private mortgage insurance (PMI) which ranges from 0.22% to 2.25% of your mortgage (as of 2024).

My job is to help others find their perfect home. But if the tables were turned, this is what would top my list:

🌳 A wrap-around porch: There’s something so cozy about a house with outdoor living space.

🌅 A view: Give me a lake, stream, mountain, or canal—there’s something whimsical and grounding about waking up to nature.

🛏️ 4 bedrooms: Gotta have space for a home office and enough beds for family to come and crash.

👩‍🍳 Chef’s kitchen: So I can whip up the elaborate recipes of my dreams.
