Renting isn’t always the wrong move. Renting because you ASSUME you can’t afford to buy? That’s where I want to ask you some questions.

I’ve watched buyers become homeowners with waaaayyy less money, out of pocket, than they think they thought they’d need.

You don’t have to be “ready” before we talk. Sometimes the conversation is how you figure out what ready actually looks like.

I GOT MY LUGGAGE BACK!!! 🧳🙌😂

No yelling. No being mean. Just ✨relentless follow-up✨.😮‍💨🤳📞☎️📲

Phone calls to BOTH airlines. Online claims. Airport baggage desks. Hotel reception. Back to the airport. Asking everyone who might know something.

And FINALLY… she was delivered to the airport baggage claim and we have been REUNITED. 🙌

Turns out you can be kind AND be a pain in the ass.

PRO TIP: Even if your carry-on is unnecessarily heavy, PACK THE ESSENTIALS + 1–2 OUTFITS IN IT.
The luggage courier told me he’s seen bags take MONTHS to show up… even A YEAR. 😳🤯

Suddenly my overpacked carry-on feels like excellent decision-making.

One of my favorite things about being somewhere new is noticing how differently places choose to grow.

I’m standing in the middle of Aberdeen admiring how freaking CLEAN this city center park is 😂 when I look up and see this:

An old stone church spire, preserved right alongside a modern apartment building.

Old + new. Neither one pretending the other doesn’t exist. And of course my Realtor brain immediately went to houses. 😂🏡

I’ve been working with a client on an early-1900s home in Golden, and we’ve been talking about this exact balance. How do you modernize a home without renovating away the very thing that made it special?

Updated kitchen. Better functionality. Modern systems. A floor plan that works for how we live NOW…while keeping the character, craftsmanship and little weird details that you simply can’t recreate in a brand-new house.

I think that’s what I’m loving about being over here.

There is history EVERYWHERE but it doesn’t feel like everything old has to be frozen in time.

Sometimes the best version of something isn’t tearing it down and starting over.

It’s figuring out what’s worth preserving… and building the new around it.

Okay, but what actually makes a house your DREAM home?

And I don’t mean “granite countertops, 4 bedrooms, 3 bathrooms.”

I mean the thing that makes you walk in and immediately start imagining your life there.

Maybe it’s a giant kitchen because everybody somehow ends up in the kitchen anyway. Maybe it’s a backyard where you can have people over all summer. Maybe you need BIG windows and natural light or you will slowly wither away like an unwatered houseplant. 🪴😂

Maybe your dream is less glamorous: a mudroom so everyone stops throwing their s**t by the front door. A garage you can actually park in. A bathtub you can disappear into. A fenced yard so you can open the door and tell the dog, “Go be free.” 😂

THOSE are the things I want to know when I’m helping someone buy a home in Colorado. Because your dream home doesn’t need to look like somebody else’s Pinterest board. It needs to work for your actual life.

This is one of those things that matters A LOT to some homebuyers… and absolutely zero to others.

For some people, the school district is an absolute NON-NEGOTIABLE. We can change the kitchen. We can add another bathroom. We cannot pick up the house and move it three miles down the road. 😂

For other buyers? School district isn’t even on the list. They’d rather prioritize a shorter commute, a bigger yard, walkability, more house for their money, or being in the neighborhood where they actually want to live.

And THIS is why I ask so many questions when I’m helping someone buy a home in Colorado. I’m not trying to figure out what you’re supposed to want in a house. I want to know what YOU actually care about.

Because unless we have an unlimited budget (and hiiiii, if you do 👋😂), there are usually going to be some trade-offs. My job is to help you figure out which ones are worth making and which ones absolutely are not.

Apparently, I’m “extra.” 😂

And listen… they’re not wrong.

I’m working from a beautiful, modern office today with recessed lighting everywhere.

It’s gorgeous.

It’s also SO. DAMN. BRIGHT. 😎😂

My eyes are really sensitive to bright light, so yes, I am currently working indoors wearing sunglasses.

Which got me thinking about my own house.

When I bought it, I knew I wanted to remove the popcorn ceilings and replace the flooring. I was scared to take on the project, people asked me if I was SURE I wanted to do all that work, and somewhere in the middle of demolition I thought…

Well, s**t. If we’re already doing this, WHY NOT change the lighting too?!

So I added recessed lighting.

But because apparently I require ✨options✨, I didn’t just want ON and OFF.

I wanted to be able to control the brightness AND change the warmth of the light so when my house feels too bright, I can switch to that cozy yellow halo glow instead.

Was that a little extra?

Absolutely.

Was I completely ready for that remodel when I started?

Nope.

Was I scared?

Yep.

Was I excited?

HELL YES.

Was it worth it?

100%.

And THAT is one of my favorite things about owning a home.

You get to make your space work for YOU.

Want dim lighting? Do it.
Wild wallpaper? Please.
A ridiculous pantry? YES.
A dog-washing station? I support this.
A room dedicated entirely to your weird little hobby? EVEN BETTER. 😂

Your home doesn’t have to make sense to everybody else.

It has to make sense to you.
