Denver is #1 according to Zillow's report! Interesting article and definitely depictive of what I'm seeing. In 28 years I've never had so many of my listings leave the market due to the inability to sell where they need to. The buyers are not pounding doors down, and when they are submitting Offers, you can bet the home is super well priced and move in ready. Homes with updating priced correctly are a hot commodity. And if homes have any issues, or need updating, they definitely need to show deep value. I'm not thinking that rates are the culprit. No, buyers are facing DTI issues, high taxes and insurance, plus, some communities that spur desirability have HOAs and/or metro taxing districts. It is not at all cheap to buy. Yet, I believe this is a great opportunity for buyers. The right lender and the right Realtor, you can navigate purchasing and excel at it! I'm seeing buyers live this. So, lets help these sellers not become accidental landlords.
