The housing market closed out the year with signs of moderation, as seasonal slowdowns and steadier pricing created a more balanced environment for both buyers and sellers.
β¨ Hereβs what we saw:
β’ Closed listings dipped 2% to about 3,100 homes
β’ Median home price held steady at $574,000 (down just 1%)
β’ Single-family homes remained stable at $625,000, down less than 2% year over year
β’ Attached homes saw a bit more movement, with median prices down 3% to $400,000
Overall, December brought calmer conditions and more predictable pricing β a welcome shift for anyone planning their next move in 2026.
