Denver Market Insights: August 2026

Prices dropped again. After a run of growth earlier in the year, Denver's median close price pulled back for a second straight month in August.

It wasn't the only thing slowing. Closings fell nearly 19%, homes sat on the market longer, and more sellers are pulling their homes from the market with a plan to try again next spring.

There's a case this year to hold listings active a little longer this fall. Buyers are being patient. Sellers who can meet them where they are may benefit now, when there's less competition.
