Denver Market Insights: May 2026

Prices went up. Sales went down. And both of those things happened in the same month. 📊

Active listings grew to over 12,000. Fewer homes came to market than the month before. Both of those things are true.

The detached and attached markets are moving in opposite directions. Detached homes are selling in 11 days. Attached homes are sitting at nearly three times that pace, and closings fell 12% month over month.

But home type alone doesn't tell the full story. Location, condition, and total cost of ownership are now driving buyer decisions as much as price.
