3 Things You MAY NOT Know When Buying Your FIRST Home 🏡

1️⃣ 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗜𝗻𝘁𝗲𝗿𝗲𝘀𝘁 𝗖𝗮𝗻 𝗯𝗲 𝗧𝗮𝘅 𝗗𝗲𝗱𝘂𝗰𝘁𝗮𝗯𝗹𝗲.
As a homeowner, a portion of the interest you pay on your mortgage may be deductible (depending on your financial situation and current tax laws). This is one of the biggest tax advantages of owning vs. renting and can help reduce your taxable income over time.

⚠️Always confirm specifics with your tax professional, but it’s an important benefit to be aware of early.

2️⃣ 𝗖𝗮𝗽𝗶𝘁𝗮𝗹 𝗚𝗮𝗶𝗻 𝗧𝗮𝘅 𝗘𝘅𝗰𝗹𝘂𝘀𝗶𝗼𝗻 𝗪𝗵𝗲𝗻 𝗬𝗼𝘂 𝗦𝗲𝗹𝗹.
• $250,000 in gains if single
• $500,000 in gains if married filing jointly

This applies when the home has been your primary residence for at least 2 of the last 5 years. For many homeowners, this is one of the most impactful wealth-building advantages of homeownership. There are active efforts to increase these limits!

✨ Happy New Year! ✨ As I step into 2026, I’m reflecting on 2025... a year that brought challenges, growth, lessons, and plenty of gratitude. It wasn’t the easiest year, but it was a powerful one, and I’m thankful for all of it!
