Some pros and cons of buying an established home.

Pros locked in price when under contract. With new builds, builder can increase price with increase lumber and supply prices. You will also close in 30 days compared to 3-6 months with a new build. Established yard with trees and grass that is also closer to the city. A lot of new builds have to build on the edge of the city.

Cons start with that you will most likely have to fix some stuff or remodel rooms to fit your lifestyle. A lot of older houses might have lead paint or cancerous insulation.

Try to measure the rooms during an inspection to make sure that everything fits

Increase in insurance cost can be terrifying but unfortunately it’s one of those inevitable things for everyone.

If your worried about having bad schools around you make sure to do your research. Almost every statistic you are curious about can be looked up.

If you’re worried about the house being too small make sure to plan. This may be what you can afford but make the best of it and plan for your future house. You can also decide if it is worth it to add an extension to the house.

Common House buying scares are holding back so many people from owning a home. Well here are a few to help change peoples perspectives

If you lose your income, renting you will get a notice a couple of days after rent is due. If you own, you will get a notice in 3 months that will result in a foreclosure that could last 3 more months to years.

Unknown big repairs will be discovered when the inspector goes through the inspection so make sure to find a good one!

No time to tend to house needs can be over whelming but if you plan stuff out or look at hiring someone you can get peace of mind!

Ever wondered what is all the cost associated with buying a house. We have it broken down below.

Downpayment will typically cost 3% or more depending on the loan. If this seems impossible to save up. There is programs designed to help first time home buyers with this cost.

Closing cost is the other huge cost which is 3-6% of the purchase price. These include all the fees involved with looking up the home to make sure that all debt on the property is accounted for and for the title transfer. There are also programs out there to help with these.
