A high-profile deal for Kanye West’s gutted Malibu beach house has fallen apart just months after being announced. In March, Steven "Bo" Belmont, CEO of Belwood Investments, relisted the Tadao Ando-designed home for $39M, months after buying it from West for $21M.

Belmont had agreed to sell it to Montana developer Andrew Mazzella for $30–34M, with a closing expected by May. The deal collapsed amid mutual accusations: Belmont claimed Mazzella was underqualified and couldn’t secure funding, while Mazzella said he was unaware of the restoration work required and offered $27.5M in cash, which Belmont rejected.

Shohei Ohtani and his agent, Nez Balelo, are being sued by a real estate investor and a real estate broker in Hawaii. The plaintiffs, who say they worked on a housing development for over 10 years, claim they were removed from the project after Ohtani was brought in to endorse it.

The national housing market is cooling, but the slowdown looks very different depending on where you are. In the Northeast and Midwest, inventory remains tight. In contrast, markets in the South and West are shifting toward buyers, with homes sitting longer and more sellers cutting prices.

In July, we took a deeper dive into the metros with the sharpest median list price slowdowns, looking at changes not just year-over-year but also since 2022, when national home price growth peaked.

The biggest annual drops in median list prices came from Austin, Miami, Chicago, and Los Angeles, which led the list of the top 10 markets with the steepest declines.
