What Happened with the Fed Today?

The Federal Reserve announced that they are leaving rates unchanged.

Here’s what that means for homebuyers:

👉 The Fed does NOT directly control mortgage rates.
👉 Mortgage rates are influenced by inflation, mortgage-backed securities, and the bond market.
👉 Today’s announcement was expected, so the real focus was on what the Fed said about the economy moving forward.

If you’ve been waiting for the “perfect” rate before buying a home, remember this:

📈 Home prices can go up.
📉 Rates can go down.
🔄 You can refinance a rate, but you can’t refinance the price you pay for a home.

Every buyer’s situation is different, which is why having a strategy matters more than trying to time the market.

Everyone talks about spring like it’s the best time to buy a home.

And while there are usually more homes hitting the market, there can also be more competition, more pressure, and more buyers trying to make decisions quickly.

By the time summer rolls around, something interesting often happens.

The frenzy starts to slow down.

Buyers who have been searching for months may decide to take a break.
Families shift their focus to vacations and summer activities.
Open houses can feel a little less crowded.

And for some buyers, that creates opportunity.

More time to think.
More room to negotiate.
More confidence in your decision.

This client got pre-approved by another lender… but was still scared to death to make a bad financial decision… and that’s when it hit me:

Clients don’t just need to know how much they can afford… they need a Finance Nerd (hi 👋 that’s me) that can run the MATH on the decision to buy or wait.

What is the actual cost, and opportunity cost, of waiting? Of renting? Of selling? Of paying off credit card debt and moving?

This is my favorite call to take.

YES. That’s exactly where we start.

You don’t need a perfect credit score before you call me. You don’t need 20% saved. You don’t need to have toured houses or picked a neighborhood or have your whole life figured out.

You just need to be ready to have an honest conversation about what’s actually possible for you.
