Fannie Mae is removing its long-standing minimum credit score requirement of 620 for new loan case files, effective November 16, 2025. This change means the minimum credit score will no longer be a factor in the Desktop Underwriter (DU) system's evaluation, which will rely on its own proprietary risk assessment to determine loan eligibility. The move is intended to broaden access to homeownership by focusing on a more comprehensive assessment of credit risk.
Key changes
Effective date: The change takes effect for new loan case files created on or after November 16, 2025.
What is being removed: The minimum representative credit score of 620 for a single borrower or the minimum average median credit score for multiple borrowers will be removed.
How it works now: The Desktop Underwriter (DU) system will no longer use a minimum third-party credit score to determine eligibility.
Focus on internal risk assessment: Instead, the DU system will use its own proprietary credit risk assessment models to evaluate a loan's eligibility for sale to Fannie Mae. These models have historically included factors like trended credit data and on-time rent payment history.
Goal: The change aims to ensure that the DU risk recommendation is "agnostic of third-party credit scores" and to potentially open up homeownership to a larger pool of people.
