Some searches take a few months. Some take a few detours. This one took both, and it was worth every step.

When a Coast Guard veteran and his family came to me ready to put down roots in Central Texas, we didn’t have a perfect picture yet. We walked new construction. We toured resale. Priorities shifted, the list got refined, and eventually, the vision got clear.

What they found in Cedar Park, Texas was a custom-built home, loved by one family for 30 years, sitting on a quiet cul-de-sac right in the middle of everything that matters to them. Halfway between Lakeway and Round Rock. Neighbors who wave. A street where kids can play. The kind of place that feels like a vacation the moment you walk in the door.

Their VA loan benefit through Veterans United Home Loans Austin with Steve Rose made it easy and possible. No down payment. Hard-earned. Every bit of it.

This is what the process is supposed to feel like when another veteran (who has worn the same boots and speaks the same language) is in your corner the whole way.

If you’re a veteran or military family thinking about buying in the Austin area, I’d love to talk through where you are and what’s possible. Link in bio to book a call.

What do you get when 30+ veteran entrepreneurs walk into STATION Austin?

A network that actually means something.

, the Military Connected Monthly Mentorship Meetup, is a room full of veterans, active-duty members, military spouses, entrepreneurs, and civilian partners coming together to share ideas, solve problems, and help one another with an ask and a give.

Veterans come in with a common thread of service and leave with a network, resources, and people actually building alongside them.

2nd Wednesday of every month. Doors open at 6:00.

If you’re military connected in Austin and you haven’t been in that room yet, you need to be.

🧭 Drop “MCM3” in the comments and I’ll send you the details.

Zach served. Now he and Amanda have keys to their Austin home.

After a year of renting, they were ready. Zach used the VA loan benefit he earned, and I had the privilege of walking that road with them.

“She advocated for us from our first meeting through closing.” That is the mission. Every single time.

My assistant showed up today…and she’s pretty cute. 😊 It’s wild how much we look alike…lol.

My daughter .spain is home from college and helped me host an open house…giving her the opportunity to see first hand what I do as a Realtor.

She got to learn that real estate is a whole lot more than opening doors and posting homes online. It’s preparation, marketing, communication, relationship building, and helping clients navigate big life decisions.

I loved getting to share a little piece of my world with her today. ❤️

🔑 If you’re thinking about selling your home in Central Texas, let’s talk strategy and create a game plan that works for your goals.

There are people who will not be at the BBQ today.
They will not see their kids grow up. They will not watch another sunrise. They gave that up so someone else could.

That is what Memorial Day is for. Not the sales. Not the parties. The names. The faces. The families left behind.

To the Gold Star families, you carry something most of us will never understand. Today, and every day, you are honored.

To the fallen, rest easy. You are not forgotten. 🇺🇸🫡

$20k in equity before he unpacked a single box.

That’s not luck. That’s strategy.

Roland served this country, and he was done renting. He was also done settling for a home that looked like every other home on every other street. He wanted character. A home that felt like it was built for someone, not just built to sell.

We found it in the Fairways of Crystal Falls. A gated Hill Country community surrounding the Crystal Falls Golf Club in Leander, Texas. Custom built in 2011, sitting on a natural rock wall backdrop that no builder could duplicate. Four bedrooms, five bathrooms, an office, a media room, a workshop garage, and two dining areas for the life he’s building now.

And this video? It doesn’t do it justice.

VA loan. Zero down. Day-one equity.

Renter to owner. Just like that.

Veterans, this benefit was earned. Let’s use it.

“The higher your home value, the better”…right?

Not when your Texas property tax bill shows up.

This week at the “Get To Know Your Veteran Benefits” workshop at the Austin VA Outpatient Clinic, we gathered with veterans and military families to break down how Texas property tax protests actually work and why so many homeowners are paying more than they should.

We covered:
• how to review your valuation
• what evidence actually helps
• common mistakes homeowners make
• and how to protest your taxes yourself without feeling overwhelmed by the process

One of the most powerful moments came when a veteran homeowner in the audience shared his own experience.

Over the last 2 years, I helped him successfully protest his property taxes both years.
Most recently, reducing his assessed home value by 10% which equaled roughly a $30,000 reduction in valuation.

That’s real money staying in a veteran family’s pocket instead of unnecessarily increasing their tax burden.

These monthly Veteran Benefits workshops at the Austin VA OPC are about giving veterans real-world information they can actually use, not just handing out brochures.

Texas property tax protest deadline: May 15th.

🧭 DM me “PROTEST” and I’ll send you the same starting points and resources we shared during the workshop.

This wasn’t just a workshop. It was connection, shared stories, and space to just be with women veterans in Central Texas.

Big thank you to .collective for creating the opportunity, Melissa Crook from for the instruction and making it meaningful, and for continuing to show up for the veteran community.

🧭 Save this for the next event
🧭 Share it with a woman veteran who should be in the room

Mom: It will be good for you.
Me: 31 years later, she was so right.

The summer after high school I had no plan and no direction. My mom suggested I talk to an Air Force recruiter. Three weeks later I was at Basic Training at Lackland AFB, Texas, at 17 years old.

I couldn’t commit to the idea of a full career back then. I just took it one step at a time. Twenty-one years later I retired as a Senior Master Sergeant (E-8), right back where it all started. Lackland to Lackland. Full circle.

The first 10 years felt like they would never end. This last decade has refused to slow down.

The uniform came off. The mission never did. Today I channel every skill the Air Force gave me into helping veterans and military families find home in the Greater Austin area.

Mom had my six at 17. She still does. Cheers to the next 10. 🥂

Why some homes in New Braunfels aren’t getting showings right now.

It’s not always the photos.
It’s not always the marketing.

Right now, it’s the shift in the market.

A lot of homeowners bought when demand was at its peak.
Low inventory. Multiple offers. Prices pushed up quickly.

That market allowed homes to sell based on momentum.

Today looks different.
Inventory has opened up.
Buyers have more time. More options. More leverage.

So naturally, many sellers are trying to break even or price based on what they paid.

But today’s buyers aren’t looking backward.
They’re comparing what’s available right now.

And that includes new construction offering:
• Rate buydowns
• Closing cost incentives
• Move-in ready inventory

So when a home is priced based on what it needs to sell for
instead of how it stacks up against today’s competition…

It’s not about being overlooked.
It’s about how it stacks up against today’s options.

The homes getting attention are the ones priced and positioned to compete early.

In this market, buyers don’t wait to negotiate
they move on to the next option.

🧭 DM “SHOWINGS” and I’ll break down how your home compares to what buyers are choosing in New Braunfels right now.
