Teton Valley's Q2 2026 Market Shows a Strong Increase in Activity
The numbers are in, and Teton Valley's real estate market had a strong second quarter:
67 homes sold — up 15.5% year over year
$64.6M in total sales volume — up 23.5%
81 pending sales — up 65.3%, pointing to a strong Q3
9.44 months of inventory — down 26%, meaning homes are moving faster

Prices told a more nuanced story: the average sale price rose to $988,294, while the median dipped slightly to $806,500 — a sign that a handful of higher-priced sales pulled the average up, even as typical home prices held steady. Homes also took longer to sell, with median days on market up 60.8%, so pricing right from the start matters more than ever.

Bluegrass season is one of the many reasons to live in Teton Valley.
The Targhee Bluegrass Festival returns August 7-9, 2026 for its 36th year, right at the base of the mountain. Gates open at 12:30pm Friday, 11:00am Saturday and Sunday. Three days of music with a lineup that includes Yonder Mountain String Band, Railroad Earth, The Devil Makes Three, AJ Lee & Blue Summit, Daniel Donato's Cosmic Country, Jesse Welles, and Sierra Ferrell, plus 15 more acts across the weekend.

Grand Targhee is more than a ski mountain. It runs events like this all year, which is what actually builds a community: neighbors showing up to the same place in winter for skiing and in summer for concerts, camping, and hiking.
