What Most Sellers Forget Before an Open House (But Buyers Notice Immediately)
A beautiful home is important, but information builds confidence.
Before every open house, I make sure buyers have printed copies of all available disclosures so they can easily review important details about the property while they’re touring the home. Rather than leaving with unanswered questions, buyers can better understand the home’s condition, features, and history right away.
I also create a custom one-page Updates & Improvements Sheet for every listing. This document highlights repairs, renovations, maintenance items, and upgrades the sellers have completed since purchasing the property.
It’s a simple step, but it makes a big difference.
When buyers can see the care and investment that has gone into a home, it helps them feel more confident about moving forward. It demonstrates pride of ownership and reassures them that the property has been thoughtfully maintained.
Benefits include:
âś” Greater buyer confidence
âś” Increased transparency
âś” Fewer unanswered questions
✔ Better understanding of the home’s value
âś” A stronger overall showing experience
In today’s market, buyers aren’t just evaluating the home itself—they’re evaluating how well they understand it.
The more information you provide upfront, the easier it is for buyers to envision themselves making an offer.
If you’re considering selling your home in Durham or the Triangle area, small details like these can have a meaningful impact on how buyers perceive your property.
What is one thing you’ve seen sellers do that helped a home stand out?
