May 2025 Durham Real Estate Market Update
Durham’s real estate market continues its steady pace as we head into summer. The median sales price ticked up slightly to $430,500, a 0.2% increase from last year. Closed sales rose 6.8%, and active inventory jumped 53.1%, offering buyers more choices. New listings were also up 7.6%, adding fresh options to the market.
Homes are taking longer to sell than last year, with the median days on market increasing to 14, up 75.0%, though affordability remained flat.
