🏡 MARKET UPDATE — SOUTH COAST MA

August brought some interesting numbers to the South Coast real estate market, and there’s a lot to pay attention to as we head into fall 🍂🏡

📊 AUGUST MARKET SNAPSHOT

🔹 New Bedford: Median sold price — $450,000, up 6.5% year over year. There were 268 active listings, giving buyers more options than we saw previously.

🔹 Fairhaven: Median sold price — $450,000, with homes selling for about 101% of asking price on average. A competitive market with 56 active listings.

🔹 Dartmouth: Median sold price — $655,000, with 98 active listings and a median of 38 days on market.

🔹 Mattapoisett: Median sold price — $1.07M, up an impressive 23.4% from last year.

🔹 Marion: Median sold price — $933,250, up 45.3% year over year.

The South Coast continues to show just how different each community can be. Pricing, inventory, and buyer demand can change dramatically from one town to the next.

For a more precise comparison, the market can also be broken down by property type, including single-family homes, condominiums, multifamily properties, and commercial real estate.
