New Construction Inspections are super important (and I love doing them)! Even though it’s new, I will still always find stuff. During this time, it’s common to find electrical things (missing cover plates are the most common), plumbing leaks once we run everything, appliances that may not have been hooked up properly, paint touch ups, or adjustments to doors and windows that may be needed. Make sure to have a final inspection with an independent home inspector (not just the builder and city inspectors). Use this inspection as a tool to help your builder do a perfect job! 👊🏼

‼️Here’s a recommendation for realtors and homebuyers that I cannot stress enough- do a thorough final walk-through after the home has been vacated prior to closing! I just found this on a bathroom ceiling during a re-inspection 8 weeks after the original inspection💧The bathroom ceiling had indications of moisture damage and the infrared camera detected the large moisture splotch. We confirmed that this moisture issue was not present at the original inspection. Conditions can change after a home inspection and it is very important to perform a thorough final walk-though before closing‼️
