A $100,000 lien showed up days before closing. Everything stopped.
Contract signed. Buyer was ready. Closing was days away.
Then it showed up.
A $100,000 lien on the property. Filed by the contractor who had done a full renovation on the home.
👉 Except one thing… The final invoice was never paid.
So the contractor did what many people may not expect:
Filed a lien on the HOME. Not on the seller personally.
Which meant if that closing happened, the buyer could have been walking into someone else’s debt.
Utilities were set up. Movers were hired. Everyone was ready to go. Everything stopped.
The seller pushed back. But the contractor had signed approvals, permits, photos, and a full paper trail of completed work.
There was no way around it.
The $100,000 was paid directly out of the seller’s proceeds at the closing table. We closed three days later.
This is why title gets pulled again right before closing — because a lien can be filed at any time. Contractors, creditors, divorce judgments, unpaid obligations. Things can change overnight.
