Buying a home isn't just a financial decision. It's about where you'll grab coffee on Saturday mornings, which neighbors will wave from their driveways, and whether you'll feel like you actually *belong* somewhere.

That kind of clarity is rare, and it got us thinking about what actually drives real estate decisions when the numbers take a back seat.

Got a question from a listener this week: "How do I know if I'm actually ready to buy, or if I just think I am?"

Our honest answer: You're probably never going to feel 100% ready. But there's a difference between normal nerves and real red flags.

Here's what I'd look at:
βœ”οΈ Do you have 3-6 months of expenses saved beyond your down payment?
βœ”οΈ Is your income stable enough to absorb a surprise repair?
βœ”οΈ Are you buying because you want to, or because someone told you it's time?

If you're feeling a little lost after the celebration wears off, you're not alone. Most first-time buyers don't realize the purchase and sale agreement is where the real work begins.

Here's what happens next:

βœ”οΈ Your attorney reviews the purchase and sale agreement
βœ”οΈ Title work gets handled behind the scenes
βœ”οΈ You schedule your home inspection
βœ”οΈ You shop for homeowners' insurance
βœ”οΈ Your attorney coordinates with your lender

A lot of buyers just want to know the fees and timeline. That's completely normal. But having an attorney lined up early means you've got someone guiding you through each step.
