You never know what you'll find during a home inspection. Sometimes it's genuinely useful! 🍅 Check out this handwritten tomato spray recipe we found tacked up on a garage wall in Rapid River:

• 1 gallon water
• 1 Tbsp baking soda
• 1 Tbsp dish soap
• 1 Tbsp Epsom salts
• 1 Tbsp tomato fertilizer
• 3–4 Tbsp rubbing alcohol.
Got aphids? Add 1 tbsp soy garlic oil. Keep well mixed and spray thoroughly.

What do you see in this photo?

If you're like most people, you probably focused on the fallen insulation.

What Rich zeroed in on were the wood studs behind it - buried directly against soil. Untreated wood sitting in contact with wet ground, leading to moisture infiltration, wood rot, and ideal conditions for mold growth.

Two takeaways here:
• What looks like a disaster isn't always, and
• Sometimes the most critical issues are easy to overlook

Look closely. That's a rooftop garden on a commercial building in Negaunee — and no, it was not intentional construction.

A tenant decided to start growing things up there. 🌱

Our drone caught it during a commercial inspection. Needless to say, that's not what flat roofs are designed for — and the drainage implications alone are a conversation. 😲

May is a great time to walk your yard and actually look at what's going on out there - besides the pretty flowers!

What does a home inspector look for in the yard?

Tree limbs touching the roof. Water draining toward the foundation instead of away from it. Roots working toward the plumbing lines. These are some of the most common issues we flag on inspections across the U.P. — and most of them are fixable once you know they're there.

Log homes are stunning, and so classically U.P.! They're also some of the most maintenance-intensive properties you can buy — and the issues are unlike anything in a conventional home.

If you're serious about buying a log home (or representing a buyer who is) make sure your inspector has log home certification — not just a standard license. Settling, hidden wood decay, and chinking failure are outside the scope of what most inspectors are trained to catch.

A good log home inspector won't just find the defects - they'll help you understand what it takes to keep your log home safe and sound for years to come.
