Writing a strong offer is not just about price. It is about clarity, protection, and removing gray areas before they turn into problems.
This is the stuff that saves buyers stress, money, and
sleepless nights.
1. Clear possession terms
We do not leave this vague. Spell out exact move out dates and times so buyers know when they are getting the keys and the sellers know when they are expected to be gone. No confusion. No awkward overlap.
2. Professionally cleaned home after move out
Not “broom clean.” Not “we’ll try our best.” Ask that the home to be professionally cleaned after the sellers have fully moved out. My buyers should walk into a fresh, ready-to-live-in home, not someone else’s mess.
3. Clear HOA review timelines
HOAs matter. Make sure the timeline for reviewing HOA documents is clearly defined so buyers have the chance to fully understand rules, fees, and restrictions before they are locked in.
4. Final walk through and utilities spelled out
This one surprises people. Clearly state when the final walk through happens and require utilities to remain on through that walk through. You cannot properly inspect a home without power, water, or gas. Period.
5. Clear terms on what conveys and what does not
Light fixtures, appliances, outdoor items, smart home tech. If there is even a chance of confusion, I put it in writing so there are no last minute surprises.
