What has changed is that buyers are being much more selective. They're carefully comparing homes, watching their budgets, and looking closely at value before making a move.

For sellers, that means pricing and presentation matter more than they have in years. The days of simply putting a sign in the yard and waiting for multiple offers are largely behind us.

The good news? Homes that are priced correctly and marketed properly are still selling every day.
