The Italian Property Tax Secret Most Buyers Miss! 🇮🇹

If you’re buying property in Italy, one of the most important numbers isn’t the purchase price—it’s the cadastral value (valore catastale). While the market value determines what you pay the seller, the transfer tax is often calculated using the cadastral value instead. That’s especially important if you’re not buying as your prima casa (primary residence): the registration tax jumps from 2% for eligible prima casa purchases to 9% for second homes and investment properties. In this short video, I’ll explain the difference between market value and cadastral value and why understanding it could save you thousands of euros when buying Italian real estate.
