The spring buying surge everyone predicted never showed up. Pending sales just fell for the fourth straight week, right at the seasonal peak (realestatenews.com). Rates are at 6.52%, still under last year's 6.84% (Freddie Mac), but affordability is keeping a lot of buyers on the sidelines.

Here's the thing: a slow market isn't a dead one. Buyers still shopping have more negotiating power than they've had in years. Concessions, rate buydowns, creative structures, deals are still getting done.

If you are moving from California, Colorado, Washington, or much of the East Coast, you are leaving a market where a basic single family home runs $500,000 and up. El Paso is one of the most affordable big cities in the country, with a median sale price around $278,000 as of May 2026 (Greater El Paso MLS).
