They’re looking for opportunities that fit their:

-Investment criteria
-Financial goals
-Risk tolerance
-Available capital
-Exit strategy
-Timeline

The goal isn’t to chase every opportunity.

It’s to know your strategy well enough to recognize the right opportunity when it comes along.

Because once you know your numbers and your criteria, you can stop asking:

“Is this a good deal?”

And start asking:

“Is this a good deal for ME?”

That’s where confidence begins.

One of the biggest mistakes new investors make?

Falling in love with a property before knowing if it fits the investment strategy.

Before you start scrolling through listings, driving neighborhoods, or making offers, know what you’re looking for.

Your investment criteria should help answer questions like:

-What type of property am I looking for?
-What neighborhoods or markets fit my strategy?
-What purchase price can I comfortably afford?
-What return am I targeting?
-Am I looking for cash flow, appreciation, a flip, or a combination?
-What repairs or property conditions am I willing to take on?
-How will I finance the purchase?
-What is my maximum purchase price?

Instead of asking, “Do I like this property?”
Start asking, “Does this property meet my numbers?”

This shift can save you time, reduce emotional decisions, and help you recognize the right opportunities faster.

Know your criteria, then go shopping.

And remember: Not every property is your deal - and that’s okay.
