As the primary developer and broker for this project I thought I would weigh in on an overall update. I have seen several comments about thinking this project is somehow delayed, stalled or not happening at all. Obviously those people may not be aware of the significant planning, civil engineering, environment case studies that must be completed for a project of this size before 1 shovel of dirt is moved. I am not trying to be sarcastic or funny. In fact, the more comments I read, despite some lack of patience, the more excited we are to get started also. So here is where we are today. This is from one of the guys signing checks, so somewhat reliable yes?
We completed the Master Planned civil engineering study and drawings June 10. This took significant time because we are engineering things like roads, sidewalks, storm water management, and retention ponds. We have worked trough maybe 10 different configurations to get to the final. Again, we took the time to plan the entire 60 acres out maybe 10 years ahead before we did any dirt work.
Our next step is to get approval for rezoning of phase 1 of the development that covers most of the southern 28 acres or so. This will include 2 additional north south feeder roads to 277 and a new east west road that will eventually feed to Windy road. That exstension is beyond our property boundaries and will require further negotiations.
I am attaching the civil plans here for the project 60 acres and the Cloud 9 retail complex. I want to emphasize that this is a future plan on the north 32 acres. You will see a shopping center drawn in there that resembles a Walmart footprint. We DO NOT have Walmart at this time. But doesn't hurt to plan for it maybe in future.
Thank you for all your interest. A project this big takes lots of time and planning, plus we had to wait on Hwy 277 project to.get out of the way. Trust me if we had a Magic Wand to wave and be finished, we would. There are many things that go on behind the seens that people will never see, but we assure you we are doing RIGHT!
