Housing affordability has been a major focus this year as President Donald Trump signed executive orders aimed at reducing barriers to homeownership and increasing housing supply.

So what could this mean for buyers and sellers here in Central Washington?

For buyers:
The goal of these orders is to make financing more accessible and encourage more home construction nationwide. If successful, this could eventually help increase inventory, create more competition among lenders, and improve affordability for buyers who have been struggling with high prices and interest rates.

For first time buyers especially, expanded access to lending programs and more available homes on the market could open doors that have felt out of reach over the last few years.

For sellers:
Increased buyer confidence and easier access to financing could bring more qualified buyers into the market. Well maintained and properly priced homes may continue to see strong demand, especially in areas like Kittitas County where inventory is still limited.

At the same time, if construction increases significantly over the next few years, we could eventually see a more balanced market with healthier inventory levels and more normalized price growth.

The biggest takeaway:
The federal government is putting major focus on housing affordability and supply. While executive orders do not create overnight change, they can influence lending, development, and housing policy moving forward.

Real estate is always local, and it will take time to see how these changes impact Central Washington specifically, but this is definitely something buyers, sellers, and investors should be paying attention to.
