💡 Who Can Gift Funds for Your Home Purchase?
A lot of buyers don’t realize this — not all gift funds are treated equally depending on the loan type (FHA, Conventional, VA, etc.).
🚫 Not allowed as gift donors:
Real estate agents
Loan officers
Builders/contractors
Developers
Sellers (in most cases, except specific scenarios like gift of equity)
✅ Eligible gift donors usually include:
Family members (parents, siblings, grandparents, etc.)
Fiancé(e) or domestic partner
Close friends with a valid relationship
In some cases, employers or charitable organizations
👉 The key is: the donor must NOT be an “interested party” in the transaction.
Every loan program has slightly different rules — so if you’re planning to use gift funds, it’s important to structure it correctly from the start to avoid delays or denials.
