💡 Who Can Gift Funds for Your Home Purchase?

A lot of buyers don’t realize this — not all gift funds are treated equally depending on the loan type (FHA, Conventional, VA, etc.).

🚫 Not allowed as gift donors:

Real estate agents
Loan officers
Builders/contractors
Developers
Sellers (in most cases, except specific scenarios like gift of equity)

✅ Eligible gift donors usually include:

Family members (parents, siblings, grandparents, etc.)
Fiancé(e) or domestic partner
Close friends with a valid relationship
In some cases, employers or charitable organizations

👉 The key is: the donor must NOT be an “interested party” in the transaction.

Every loan program has slightly different rules — so if you’re planning to use gift funds, it’s important to structure it correctly from the start to avoid delays or denials.

I’m truly excited to congratulate this wonderful couple on securing their beautiful new home here in Richmond!

From day one, their goal was clear — to find a home where their newborn can grow, be raised with love, and build a beautiful future. This wasn’t just about buying a house… it was about creating a life.

We had a few non-negotiables:
✔️ Enough space
✔️ A safe environment
✔️ Better quality of life
✔️ And most importantly, a place they can truly call “home”

We explored multiple homes, passed on options that didn’t feel right, and stayed patient. We didn’t compromise — we stayed consistent with our vision.

And that consistency paid off.

✅ Secured the home $40,000 below asking price
✅ Locked in an incredible 5.8% interest rate with no points 🔥
✅ Navigated a competitive and challenging market

But the biggest win on this transaction was this 👇

⚠️ LOW APPRAISAL from the first lender — something that could have easily killed the deal.

Instead of accepting it, we took control. We knew the value wasn’t right, and we refused to let the deal fall apart because of it.

➡️ Switched strategy
➡️ Moved to a second lender
➡️ Reworked the entire file
➡️ Got a new appraisal

🔥 Result: Appraisal came in HIGHER — even above the purchase price

This move protected my client’s equity and saved the deal.

This is exactly why I always say:
“Loan is my leverage.”

✅ Another Approval This Morning – Home Equity Loan Closed for Business Opportunity!

Grateful to share that we secured a Home Equity Loan approval for a client today who saw a strong business opportunity and decided to leverage the equity in their primary residence — without touching their historically low first mortgage rate.

Let me clarify something important 👇

🔎 Home Equity Loan ≠ HELOC (Home Equity Line of Credit)

They are very different:

🔹 Home Equity Loan
• Fixed loan amount
• Fixed interest rate
• Fixed 30-year repayment term
• Lump sum disbursement
• Great for a defined purpose (like buying a business)

🔹 HELOC
• Revolving line of credit
• Variable rate (usually)
• Draw period + repayment period
• Flexible usage, but rate can fluctuate

In this case, we used a Home Equity Loan — structured up to 90% Loan-to-Value (LTV) — allowing the client to:
✔️ Keep their ultra-low pandemic first mortgage
✔️ Access significant equity
✔️ Lock in a fixed second mortgage payment
✔️ Use the funds to acquire a business opportunity

This strategy can be powerful for homeowners who:
• Bought/refinanced during 2020–2022
• Have substantial equity
• Don’t want to refinance their entire mortgage at today’s rates
• Want capital for business, expansion, or investment

Instead of refinancing the whole loan and losing a 2–3% rate…
Sometimes it makes more sense to strategically layer a second lien.

And in the future?
If overall rates improve, there’s always the possibility of refinancing the full structure — but for now, this allows clients to move forward without sacrificing their existing low rate.
