Good Morning All,
Some people just don't know how to let a dead issue stay dead. This individual has been proven by a court of law that her and her associates are anything but honest. They have been evicted from numerous places in our community, even from other areas of this state and up north. But it has been brought to my attention that some poor soul has in fact rented to her and her associates and have engaged in a smear campaign against an individual that tried nothing in the world but to help them. Let me say this, those who own property in our community have the right to charge whatever they deem reasonable. But, because of deadbeats like this it makes it impossible. I tried for 90 days to work with this individual and her associates, I did everything in my power to keep from throwing them out. Things are rough on everyone right now and I did not want to add to their bad fortune. It was because of an individual that I even allowed them to rent and because of her I allowed them to stay. At no point did these people tell me that they had already paid her, in 90 days they never once said they had already paid her. It was always an excuse because they could not pay on the agreed upon date. EXCUSES, EXCUSES, EXCUSES...until I had, had enough. Then this below average intelligent woman has the unmitigated gall to threaten me and demand I have her evicted through a court of law. Well, needless to say, she left well before the court date. In actuality, it was within 4 days. Yes, I had her and all her associates banned from my property and was told by the courts I could remove all their belongings and dispose of them as I saw fit. I am so sick of people like this demanding that others support them and their endeavor of repopulating the country with more like them. NO, we are in Texas, if you want someone to support you because you are so special, may I suggest moving to Washington D. C. and becoming a ward of the current government entity up there. Keep your mouth shut about those who tried to help you. I am the one who ultimately made the decision to STOP supporting your dead beats. Ok, there has been some type of resolution to this issue.
I went to eviction court yesterday for this individual and those who are associated with her. (of course, they did not show up) They were not only evicted from my property but are banned from ever returning, meaning all that garbage that they left in the house can be disposed of properly. They are not to return for any reason as per the legal system.
There is a monetary judgement against them (of course I expect nothing from them) but it is in place for future reference and for future landlords who may consider renting to her or any of them.
I will continue to post bad renters and what they do to property they don't pay for. Be very aware of who you rent to. They will tell you any sob story to get you to feel sorry for them and then do what they did to my property. This was not the first time, but hopefully nobody else will have to endure this type of destruction.

Well, this is EXACTLY why. The bad renters leave the property in absolute destruction. This is beyond unacceptable. But, the nasty people that left this thought it was my responsibility to support them and THIS!

The Property Owners in LaSalle County and those who rent in LaSalle County.
We as owners are forced to charge outrageous rents and require large deposits and do background checks and anything else you can possibly think of is because of this individual (Peggy Sauceda-Laguna) and those associated with her and all those others in this area who believe it is the property owners responsibility to support people like this.
In order to get this under control, we have to start somewhere, as property owners we need to stick together and communicate with each other to warn others about these individuals. Not rumors but actual facts. Paperwork to document; breaking leases, verbal contracts, destruction of property. This woman makes it her job to go from community to community perpetuating her crimes against our community. There are at least 6 other documented cases where she has destroyed property and refused to pay rent or any bills. She has no established place of residency, be it P. O. Box or physical and literally chases the mail man down the road when she thinks he has her mail. (illegal) May intentions here are to educate the public against her and others like her.
Pay close attention, she goes by Peggy Sauceda-Laguna and is married to Larry Laguna, her daughter and baby daddy are with them and unfortunately there are 3 very young children involved. They are staying at a residence (sometimes) in Artesia Wells and also are staying in a residence in Cotulla.
ENOUGH IS ENOUGH COMMUNITY---
She is not the only one but this is the one I am starting with. There needs to be a list made available to property owners of those who stat in (eviction status) all the time. They need to be given the details on the destruction they cause and that they are not abiding by lease agreements, be them hard copy contract or verbal agreements. The local authorities need to get a backbone and stand up for the property owners and when it has become apparent that they have done their due diligence to step in IMMEDIATELY to protect the property owner. Be damned what our Current Government says about these "entitled" individuals to get a free ride, because they think they are special.

To residents of LaSalle County...
I have created this page in order to help bring together the property owners of this community. I have become aware that this county has a problem with "Deadbeat" renters and we as owners need to come together and start supporting each other. These destructive individuals cost us much money, wasted time, and unnecessary drama. We have too much to deal with as it is to have to chase deadbeat renters around for what they have agreed to either in verbal or hard copy contract.
Please, feel free to share this with others or post your good and bad experiences here for others to become aware.
