A homeowner with a low interest mortgage decided to sell her home and go back to renting. She shared her story on Tiktok and it's going viral.

It's shortsighted but if you’re on a limited budget or just don’t like contractors/repairs, then renting might be a better choice – for now. Not mentioned is how owning a home can commit you to the same neighborhood for life, which might be uncomfortable for those who want/need mobility. Whether you’re owning a home or renting, life is expensive!

This year is almost half over, and the traditional “selling season” is just about cooked…….yet the number of homes for sale has not been increasing like last year.

Today, there are 25% FEWER active listings than at this time last year! It hasn’t hurt sales though:

NSDCC Closed Sales, Jan 1 – June 15
2024: 824
2025: 856
2026: 879

Here's an excerpt from a recent Yahoo Finance article, exploring the "New American Dream."

"Growing up, Paige Friscioni heard about the “American dream”: go to college, work hard, buy a house and have kids and a dog and live until you retire comfortably.

But as Friscioni has gotten older, the 38-year-old said she’s seen peers check those boxes and find themselves miserable or wanting something else.

“So maybe the American dream isn’t really the house or the job or whatever, the Goldendoodle. Maybe the real American dream is the freedom to decide what your life looks like,” Friscioni said on a recent TikTok post.

She’s not alone in her thinking.

The concept of the American dream is being redefined and becoming less standardized among generations, according to a new Simon-Kucher study."

This recent Realtor.com article explains how the first four weeks on the market is the "make-or-break window" based on their recent research.

"When Realtor.com economists compared the sale-to-listing price ratio for homes that sold after different numbers of weeks on the market, they found that sellers saw the best results when their listing closed four weeks after coming on the market."

Jim's take: This data is too general.

Home sellers can’t expect to look up in Week Four and have the magical top-dollar offer fall in your lap. These days, those who have their home on the market will tell you that by the time you get to the fourth week, it’s mostly crickets.

Let’s divide the expectations into two categories:

Homes That Sell In The First Ten Days:
- Attractive homes, in attractive locations, that are priced attractively.
- Special homes.
- One-story homes that are 1,800sf or larger.
- Newer homes with a great room.

Homes That Sell When The Right Buyer Comes Along
- Unusual floor plans or locations.
- Homes with features that appeal to a smaller buyer pool.
- Homes located further out.
- Older homes that need work.

Yes, there’s nothing that price won’t fix. But those creampuffs in the first category who price a little high can get away with it, while those in the second category that are priced attractively can still take longer to find a buyer. In the last week, there were 69 new listings between La Jolla and Carlsbad, which tied with April 27th for the high mark of the year. If there are any potential sellers who have been waiting for the war to end, hopefully this is the week it happens and we’ll see a continued flow!

There have already been 89 closed sales in June. It means the eventual monthly total should cruise past the 161 sales last month and get close to the 220 sales we had in April. Could it get better, later?

Last year, a similar type of market disruption was caused by Liberation Day, and the market never recovered in a meaningful way.

If the war somehow magically ends in the next couple of weeks and rates drop a bit, we might get a few more sales, but the current inventory is getting stale quickly. Don’t delay!
