How much should you list your home for? Many homeowners have an idea of their home’s value, whether it’s based on nearby sales, online estimates, or the amount they’ve put into it. Our advice? Go a little bit under what you think it’s worth.

Why? Because there’s a higher likelihood of multiple serious buyers coming to the table when it’s priced attractively, especially in a low inventory market like we’re seeing in North San Diego County! This competition between buyers will assist in receiving higher offers and ultimately closing for your ideal price (or higher!) The alternative is price it high and wait. Then you risk having to deal with price reductions and/or low ball offers!

Around 47% of online inquiries to real estate agents go unanswered, with some studies indicating that as many as 67% of leads never receive a reply. Combined, 90% are replied to after many, many hours or even days, if at all. The average response time for those unanswered outreaches is often over 8 hours, despite most leads expecting a much faster, if not immediate, response.

Here are some disturbing facts:

- Missed Phone Calls: About 60%–75% of phone calls to real estate agents or brokers go to voicemail.
- Slow Response Time: The average response time for an inquiry is over 8 hours.
- Open Houses: 42 percent of the time the hosting agent never asked a shopper for their contact information.
- Follow-up: Of the 58 percent of agents that did ask for contact information at open houses, a third of the time the agent never followed up with a phone call, email, or text.

The doom is increasing but it doesn’t make the future any easier to predict. Most boomers are content to age in place, and their demise will have some impact on home sales – but it will probably drag out over the next 10 to 20 years.

Older neighborhoods where boomers retired in the 1960s, 1970s, and 1980s are feeling it now. But has there been mass dumping? No, just an occasional tragedy, like the one pictured below.

Will this sale drag down Olde Carlsbad? No, and it would take 5-10 of these to sell in a short time period to make anyone think it might be a trend – plus, you know there would be other sales of nicer homes happening nearby at higher pricing.

All that has to happen is that we adopt an auction-like format to selling homes so the heirs don’t get stung by hiring the wrong agent at the wrong time and end up giving their family homestead away!

Generally, there fewer homes for sale this year, but it’s particularly obvious on the lower end. If you wanted to buy a home priced under $3,000,000 between La Jolla and Carlsbad today, there are only 122 choices – in an area of 300,000 people!

After having 200+ NSDCC sales in April, June and July, it appears the buyer enthusiasm is slowing. We’re going to be lucky to hit 150 sales this month.

Not only will there be fewer sales this month, but the pricing metrics look soft too – especially when figuring the higher median square footage (which is +15% YoY). It was bound to happen.

List pricing, mortgage rates, and the general chaos are all surging. There is no relief in sight either, so the rest of 2026 is going to be sluggish.

What a great time to be a buyer! If you can just find a home you like….
