I gave this guy permission to do his own 41-second Instagram post about our listings on Knowles. It has generated over 251,000 views, 4,867 likes, and 1,867 comments! He mentions that he can’t keep up with the requests for more information.

Yet he hasn’t showed the property since filming this, or contacted us. There hasn’t been an increase in activity either, which makes you think that it’s not much of a sales tool – though he has probably gained more followers which might turn into business for him some day.

The chances of this marketing actually causing the sale are close to zero. But the perception is that these massive numbers are terrific – and won’t all of our sellers expect us to be doing these? Yes!

Why haven’t we had more homes for sale in 2026?

Is it because of the ā€˜vibrant off-market opportunities’ you hear about at open houses? Hardly. While there are sellers and agents hoping to find a buyer without having to go on the open market, it is a small subset of the overall inventory.

Today, there are 6,355 houses and condos for sale in the county. Compass only has 259 private exclusives of all property types throughout the county. Those aren’t enough to affect the overall inventory trends.

Are potential home sellers waiting for the 2-Out-Of-5-Year tax exemption to be increased or eliminated? Maybe, because it’s a change that is long overdue. What are the chances of it passing?

The NSDCC real estate market has been holding up well statistically. How come? Lack of inventory!

In our January-Padres contest, the winning guess that won the tickets was the lowest guess. It was the precursor for what was to become the surprising trend in 2026 – fewer homes for sale:

The local Case-Shiller Index has already risen +2.3% this year!

It’s about the same as it did in early 2025 – but after March, the index leveled out. Compare today’s index to previous March readings:

vs. 2024: +2.3%
vs. 2025: +0.8%

It has sure seemed that we were on a path similar to last year’s trends! But the local market has aburptly changed course and we’re back to what it was like in 2024 – tighter inventory and a healthy amount of pendings and sales.

2022: 1,373
2023: 1,105
2024: 1,303
2025: 1,493
2026: 1,237 so far

The inventory growth was steady since we hit bottom in 2023. Coming into 2026, it was natural to assume that the inventory would keep growing. But it’s going the other way! It will keep buyers frustrated, and prices elevated.
