What’s happening in our local real estate market? 👀

The latest numbers for Sarasota, Manatee & Charlotte Counties show an interesting picture:

🏡 More inventory
Active/new listings are up across the area, giving buyers more options and more opportunities to compare homes.

📈 Sales are still happening
Closed sales are up 14% in Sarasota, 29.2% in Manatee, and 10.4% in Charlotte. That’s a good reminder that buyers are still very much in the market.

⏳ But homes are taking time
Average days on market are currently around 85–103 days, depending on the county. This means sellers may need to be strategic with pricing, preparation and marketing rather than expecting an immediate offer.

💰 Prices vary significantly by area
Current median/average sold prices range from the high $300Ks into the $500Ks, showing just how much location, property type and price point can influence the numbers.

So what does this mean for you?

If you’re thinking about buying, you may have more choices and negotiating opportunities than you would in a highly competitive market.
