There’s no universally “best” time to buy or sell a house. 👀

Spring gets all the attention, but every season brings its own advantages.

More inventory. Less competition. Different buyer behavior. Different seller motivation.

The question isn’t really “Is this a good time?”

It’s “Is this a good time for YOU, and what strategy makes sense in this market?”

Because sometimes the quieter season is exactly where the opportunity is.

Sometimes the biggest thing standing between you and your next home isn’t the market.

Receipts of a summer well spent. 🧾☀️

Lake Tapps days, Northwest Trek adventures, King County Fair nights, Chinook Fest, hiking trails, and a whole lot of PNW summer in between.

Here's what I'd tell you if we walked it together. It's 2,800 square feet — 4 bedrooms plus a bonus room, so there's a real answer for the office, the guest room, and the kid who needs their own door. Updated kitchen and baths, hardwoods, gas fireplace, vaulted ceilings. The primary bath has a walk-in tile shower with built-ins.

But the part I'd point at is the mechanical list: new AC, new HVAC, new water heater, recent exterior paint and gutters, wired for a generator. A 2002 build that's been maintained is worth more of your attention than a brand-new one that hasn't.
