• Pricing high “to leave room to negotiate” usually backfires
• The first 2 weeks on market matter more than people think
• Zillow doesn’t know your upgrades, location, or that view from the back deck
• A good Realtor should tell you the truth, not just what sounds good
• Cheap commission can become very expensive advice
• Fast sales aren’t always luck. Most of the time, it’s strategy

Real estate doesn’t need more sales pitches. It needs more honesty, strategy, and people willing to have the real conversations.
