Pretty staging and nice finishes are easy to notice. These things are harder — but they matter way more long-term:

🔍 Water stains on ceilings — Even old, “fixed” ones. Ask when, what caused it, and what was done.

🔍 How the doors hang — A door that sticks or doesn’t close flush can signal foundation settling or structural movement. Walk every door.

🔍 Where the natural light actually is — Visit at a different time of day than the showing. A “bright” living room facing west is dark by 9am.

Your agent should be pointing these things out — not just telling you what you want to hear.

It’s rarely the house. It’s almost always one of these three things:

1️⃣ Pricing — Being $15K over doesn’t attract lower offers. It attracts no offers. Buyers self-select out before they even schedule a showing.

2️⃣ Photos — Your phone camera and a sunny afternoon aren’t enough. Bad listing photos in 2026 are the equivalent of a bad first impression you never get to fix.

3️⃣ The way it shows — A clean, decluttered, lightly staged home outperforms a “lived-in” one every time. Buyers can’t visualize past your stuff.

The good news? All three are fixable before you list.

Today is a special one. ❤️

When I’m not helping families buy and sell homes or chasing my own kids around, you’ll usually find me on a pool deck.

For the past couple years, I’ve had the privilege of serving as Head Coach for girls swim and Assistant Coach for boys swim and girls water polo. Watching these athletes grow into confident, resilient young adults has been one of the most rewarding parts of my life.

To the Class of 2026 from Enumclaw and White River High Schools: Congratulations. Your hard work, dedication, and growth, both in and out of the pool, have been incredible to witness.

And to my senior swimmers and water polo players, thank you for letting me be a small part of your journey. I’ve watched you overcome challenges, support your teammates, celebrate victories, and learn from setbacks. The accomplishments you’ll remember most won’t just be the records, times, or wins. They’ll be the friendships, lessons, and memories you’ve built along the way.
