That’s why the little things matter. ☀️ Open the blinds. Turn on the lights. Keep things clean and uncluttered. And please don’t try to win them over with an entire candle store’s worth of air fresheners. 😅

The biggest real estate myth out there? “Homes sell themselves.” 🏠

The homes that tend to sell the fastest and closest to asking price are usually the ones that were thoughtfully prepared before they ever hit the market. That means pricing strategically, presenting the home well, and having an actual plan from the beginning. 📋

What usually doesn’t work? Throwing a high price on the house and “seeing what happens.” That’s how sellers end up chasing the market with price drops and losing leverage along the way. 📉

Agent tour day!
Once a month, we hop on a bus and take a tour of a bunch of beautiful homes for sale in our area
It’s a way for us to catch up, share buyer needs, get feedback on our listings, and spend time together as agents in what can be a challenging and lonely business. We come from all different companies, but work together (as we should!) to help our clients get what they want. And we have a lot of fun along the way!

One of the biggest mistakes buyers make? Trusting the monthly payment they saw online without digging deeper. 🏡💻

A lot of those estimates leave out important costs like taxes, insurance, and HOA dues… which can change the number quite a bit.

The goal isn’t just finding a house you love. It’s making sure the full monthly payment actually fits your life comfortably. 🪴

If you’re thinking about buying a home this year, here’s my biggest advice: get pre-approved before you start seriously shopping. 🏡

I’ve seen buyers find the perfect home online, get excited, and then lose out to someone who was simply more prepared.

Pre-approval gives you clarity, confidence, and the ability to move quickly when the right house comes along. And in this market, preparation matters. 💬
