2026 prediction...existing home sales (not new construction) will increase by 14% over 2025. Which is great! Better rates and more sellers. However, many buyers will still have difficulty securing a home. This is especially true for first time buyers who are competing against return buyers, who not only have built up equity, but many times are cash buyers. My seller did it right...they made small repairs as needed, put in new carpet, painted neutral colors and made the house look spectacular for the market. They received multiple offers and sold over list with a smooth transaction for all parties. Today's busy buyers don't have time to make updates and will pay more for a home that is move in ready.
