📊 LOCAL MARKET SNAPSHOT FOR 2025
A look back at last year’s Estes Valley market — and what it actually tells us.
In 2025, residential inventory in the Estes Park area steadily increased through the spring and summer, peaking mid-year before tapering into fall. Sales activity remained consistent, but buyers clearly took more time to make decisions.
Median prices fluctuated month to month, reinforcing something I see often in mountain markets: pricing is highly sensitive to property type, access, condition, and long-term usability — not just overall demand.
Average days on market increased year over year, which created opportunities for prepared buyers and required sellers to be more thoughtful with pricing and presentation.
The takeaway isn’t that the market was “good” or “bad.”
It’s that informed strategy mattered more than ever.
Mountain real estate rewards clarity, patience, and local understanding — and that continues to be true moving forward.

Real estate — especially in the mountains — is rarely simple. Zoning, water rights, access, land use, short-term rental rules, and long-term implications all matter more here than most people realize.

My role isn’t to pressure anyone into a transaction.
My role is to help people understand what they’re buying or selling — clearly and honestly — so they can make decisions they won’t regret later.
