"The 21st Century ROAD to Housing Act takes important steps to close the nation’s housing supply gap and make homes more affordable.
The bill gives communities new tools and resources to build more homes, streamlines federal processes that delay construction and updates financing options for manufactured and rural housing.
The bill also modernizes federal programs to expand homeownership opportunities, takes steps to improve access to credit and strengthens awareness of VA home loan benefits."

To become law, the newly amended 21st Century ROAD to Housing Act must be re-approved by the Senate in its exact modified form and then signed by the President.

NAR and real estate leaders have been advocating on behalf of housing consumers for the past year—and now encourage the Senate to move the bipartisan bill across the finish line.

Cleveland, Ohio, Residential Real Estate Market 2026 :

Cleveland continues to stand out as one of the most affordable major U.S. real estate markets for both residential and income-producing properties. While competition can drive up prices for solid properties, it also keeps demand stable in our market even when conditions tighten.

Median sales prices have increased year-over-year in Cleveland and it's surrounding suburbs, with estimates ranging from 3.6% to 15.3%, depending on the area and dataset, bringing median values in Cleveland, specifically, to roughly $125,000 to $150,000 overall.

Cleveland Median Home prices increased by 3.6% in February 2026 compared to 0.2% Nationally.(!!!) Cleveland ranked number 6 among the largest 40 U.S. Real Estate markets for annual price appreciation on a percentage basis.

The Cleveland market remains highly sensitive to mortgage rates. The market will "unlock" if rates drop. Lower mortgage rates will likely increase the volume of transactions quickly due to pent-up demand.

Bottom Line : Cleveland is a stable, affordability-driven real estate market characterized by moderate price movement, gradually rising inventory, and steady—though more selective—buyer demand. It is neither overheated nor declining, but operating in a balanced, competitive environment with potential upside tied to future interest rate changes.

The Cleveland, Ohio real estate market in early 2026 is Still extremely affordable, but competitive and appreciating, with median home prices around $125,000–$150,000 and homes selling in roughly 25–50 days. Demand remains steady, contributing to continued price growth - 6% year-over-year -while...
