The Bones!
We have all heard the phrase, “this house has good bones”. But what does that mean? Most of the time it refers to the things you don’t directly see. The framing using good lumber, the furnace may be updated or the plumbing may be pex instead of cpvc or copper.
When considering your next home, ask those questions. I can assure you that the major builders just have a budget line item for mechanical, electrical, and plumbing and just trust that those tradesmen do a good job and pass inspection. But do we want a home where that happens? No thought behind the design, just trusting that some installer knows what to do?
Today we have fantastic resources and design work, not to mention the technology. We have plumbing plans that calculate “time to hot” referring to how long it takes a fixture to get hot water. We also have devices to circulate hot water to lower that time, help the efficiency of your water heater, and reduce water waste.
On the mechanical side, we have ductless mini-split systems, sealed building enclosures, humidifiers and dehumidifiers, as well as energy recovery ventilation for constant fresh filtered air in the home. All of these options are considered when designing your home to maximize health and comfort.
Our electrical systems have had huge leaps and bounds in LED technology, solar panels, home backup batteries, and smart panels all to help automate homes and allow you to enjoy all of your technology without draining the grid and saving you money.
