🏡 Oʻahu Real Estate Market Update | July 2026

July brought stronger sales activity across Oʻahu, with both single-family homes and condos posting year-over-year gains.

📈 Single-Family Homes
• Sales increased 20.5% to 300 transactions
• Median sales price rose 13.9% to $1,224,500
• Median days on market dropped from 20 to just 14 days
• Sellers received a median 100% of their original asking price
• 33% of homes sold above asking

Higher price points saw especially strong activity, with sales from $1.3M–$1.99M up 76.9%, while sales at $2M+ jumped 83.3% year over year.

🏢 Condos
• Sales increased 6.9% to 416 transactions
• Median sales price increased 3% to $504,500
• Median days on market improved from 50 to 38 days
• Nearly half (49%) of July condo sales closed below $500,000

Inventory continues to tell two different stories: active single-family listings declined 5.9%, while condo inventory increased 3.9% year over year.

With homes moving faster and activity strengthening in several price ranges, understanding what’s happening in your specific neighborhood is more important than ever.
