“But I paid that loan off YEARS ago!” 😩

We know. We believe you. 😂 But the land records need to know too!

Paying off your mortgage doesn’t automatically mean the Deed of Trust was properly released from the property records.

Sometimes an old loan is paid in full, but the release was never recorded — and years later, there it is… sitting on the title like it still pays bills there. 😭

That’s one of the reasons we perform a title search before closing. We’re looking for old liens, unreleased Deeds of Trust, judgments, and anything else that could affect clear title.

Finding it is one thing. Clearing it is where we come in.😉

If you’ve purchased or refinanced a home, you’ve probably heard the term **Deed of Trust** — but do you really know what it means?

Here’s the simple version:

When you borrow money to purchase a home, the **Deed of Trust is what secures that loan to the property.**

📝 **Your Note** is your promise to repay the money you borrowed.

🏡 **Your Deed of Trust** secures that loan against the property until it is paid in full.
