"You just work weekends, right?"

Not quite! Follow along on a random Tuesday to see what a high volume busy Agent does on a typical day.

We've been in the business 25 years, serving northern Virginia. On average, we have between 5 to 10 active transactions at any given time with numerous others in various stages of preparation.

While we do work evenings and weekends to accommodate our Buyers and Sellers schedules, real estate is a full-time business that operates during normal business hours. Every Transaction has a lot of moving parts and interacting with third parties associated with the Transaction needs to take place during regular business hours. Further, most things we do is time sensitive so waiting "after hours" just doesn't cut it!

Just a few examples of things we do in our 9 to 5 that frees us up to use our 5 to 9 for things like showing properties or meeting with buyers and sellers.…

🏠Preparation of contracts, listing and buyer agreements, and other documents

🏠Inspections - scheduling, attending and negotiating

🏠Photography + all the prep that has to take place

🏠Settlement + all the interaction and communication with the title company

🏠Appraisals including preparing information and comps as well as meeting them

🏠Meeting contractors including scheduling and getting estimates

🏠Marketing for our properties and for our business

🏠Showing properties - this includes scheduling properties, which can be a logistics challenge to access multiple properties for multiple clients

🏠Prepping Homes - when we go room by room with a client this can take hours to be as detailed as we like to be

🏠Finding on and off market properties - this is ongoing and typically for multiple clients and involves a lot of research and networking

🏠Transaction management -we are constantly following up with other agents, lenders, title companies, contractors and another third parties associated with each transaction to keep things on track. This is multiplied by several different transactions at once and includes resolving issues and finding solutions to challenges that come up and communicating every detail back to our clients

We're in a market right now where there are two types homes for sale: those that are properly prepped, priced and are typically selling quickly (and often with multiple offers). And then there are those that are staying on the market a little longer, and when you dig a little deeper, you see that they are often some combination of not priced right or showing well.

We see this before a home even goes on the market, as there are two types of sellers. There are those that listen to their agents advice on what to do to properly prepare their home for that first impression and follow a pricing strategy that gets the largest pool of buyers through their home in the shortest period of time, resulting in a strong sale. And then there are the sellers who say I'm not going to do anything to prepare my house, but I want a certain price.

We have been top real estate agents in Northern Virginia for over 25 years. We've had success in many different types of markets and we know what works and what does not. We guide our sellers from experience walking through thousands of homes with hundreds of clients. We know what is happening in the current market in real time because we work with both Buyers and Sellers every week.

When we first meet with the seller, we walk room by room to customize a home prepping strategy that will showcase the features of their home and appeal to the largest Pool of Buyers in this market.

You are selling a home, not the furnishings or decor so we work to highlight the space, the features, the flow and what the home offers. We are strategic and purposeful in what we recommend to each of our sellers.

In the end, it should look like the current seller is not living there yet inviting enough to make a buyer want to live there. Buying a home is a complex process in an ever-changing market. We're in a market that is toggling between being a Buyers market and a Sellers market depending on the location and home within our local market.

Here in Northern Virginia, it can be a tough environment for Buyers right now. While we are seeing more homes come on the market, we are still below what is considered normal inventory.

At the same time, prices remain steady and in some areas of our local market, they are increasing. And of course, interest rates are higher than they have been in recent times.

A home is typically a buyer's largest purchase and a major investment. It has never been more important for sellers to properly prepare their home for the market.

The homes that sell quickly and for top dollar (and often with multiple offers) vs the ones that languish are making that positive first impression with Buyers by being prepared for the market in terms of condition, price, and how the home shows when they hit the market.

By the time a Buyer navigates the price of homes in our market and the current interest rate, there is little left (or the desire) to take on the seller's deferred maintenance. Buyers will see the work not the Potential.

When we first meet with our sellers, we go room by room to help them create a plan to best present their home in ANY market, but especially the unique one we're in now!

There is nothing more exciting than closing day! Several of our buyers and sellers that we've worked with lately have found it very surprising that everybody doesn't sit down together on closing day across the table like they used to. Back in the day when I first got into real estate, both the buyer and the seller, as well as their agents and often the lender sat around the table with the title agent on closing day and watched each other sign documents together.

This practice has evolved overtime and especially since Covid. In fact, Buyers and Sellers are now using separate title companies in most cases. The seller is even signing one or two days ahead of time so that documents are ready when the buyer comes in to sign on the official closing day.

This is mostly a positive change for everyone involved, but especially the buyer. You see, most of the documents the buyer is signing are related to their financing and loan documents. This is mostly personal information that really does not involve the seller. Often times there is financial documentation for both sides of the transaction which does not need to be shared with the other party.

The other benefit is that the Seller side is much shorter and can be handled quickly. The Buyer side, however, is a little bit more detailed and takes a little bit longer. The entire process takes longer when both parties are there.

Of course, real estate transactions involve everyone's largest asset and a lot of emotion. Oftentimes there have been some negotiations that may have felt one-sided depending on market conditions. For these reasons, it can be awkward and sometimes even uncomfortable to be sitting across the table from the other party.

The only negative is that often a seller who has truly loved their home, wants to be able to hand off information to the new owner that is outside the contract. This can still be done, just not at the settlement table. We always recommend on extra friendly transactions the seller and buyer be able to exchange information separately.

Settlement day should be uneventful and all outstanding issues resolved. We like being able to focus only on our clients and their purchase for sale!

Congratulations, you're under contract! After months (or longer) searching for the right home and navigating this roller coaster of a market - you are done! Well... not just yet!

Finding the right home, negotiating terms and getting under contract is simply phase one of the process. The next important part of buying a home is the Transaction management to get you to the finish line.

This is where the right team by your side makes all the difference. We've been selling real estate in Northern Virginia for over 25 years. We know a lot of other real estate agents are "done" once their clients are under contract. Not us, in fact we are just getting started and honestly, this is where we earn our keep.

As a buyer, most of your focus now is working with your lender and your title changes from "Buyer" to "Borrower". This is also when a lot of other decisions need to be made and we are by your side to help navigate that with you.

We get that there are a lot of additional costs that seem overwhelming, and often buyers are looking for places to shave off expenses at this stage of the process.

This is where we get to the land survey. Buyers sometimes want to skip this expense because the seller has an old survey from when they bought the house or they're pretty sure they know where the lot lines are.

An outdated survey may not be correct and there is much more information on the survey. Here are a few things that the survey will show and many times this is good information to have before you transfer ownership:

☑️ encroachment to your property by a neighbor's fence or shed for example

☑️ encroachment from your property onto a neighbors property

☑️ easement on your properties for utilities or another party's access for example

☑️ location of underground utilities

☑️ watershed or protected areas

☑️ the exact property lines

☑️ bonus tip - if you're planning to add a deck, fence or addition to your home, you will likely need a survey

We have been around awhile selling real estate for over 2 1/2 decades here in Northern Virginia. And because we work with both Buyers and Sellers, we experience firsthand what's going on in the market in real time.

This past week The Traci Oliver Team real estate world included every possible scenario on the spectrum...

🏠 a listing closed with a cash investor who outbid multiple buyers

🏠 another listing went under contract site-unseen before even hitting the market

🏠our buyers lost out on a multiple bid situation where we were competing against 30 other buyers, despite an incredibly strong offer - the home was priced below market and probably the nicest one we'd seen

🏠 we got another of our buyers got under contract day one on the market because we strategically got there early and had a "knock your socks off" offer before anyone else could see it

🏠 we were able to find an off market house for a buyer looking in a competitive price point

🏠 we have an off market listing that is being shown by several interested parties and will be accepting an offer without ever hitting the market

🏠 we launched a listing this weekend that has an offer deadline for Monday with multiple offers coming in

🏠 we have three other listings we are in various stages of preparing to go live over the next few weeks that will likely follow the same trajectory

In each of these cases, the success is dependent on two things that are key components to a successful sale, regardless of whether we are working with the buyer or the seller. What are those two things?

PRICE and CONDITION

Homes that are priced correctly will ATTRACT the largest pool of buyers.

Homes that show well will APPEAL the largest pool of Buyers.

Prep, price, and promotion…the three key elements of a good listing. Will you're home sell if you do none of these things right? Sure, eventually.

If the goal is to get top dollar for your home, however then the strategy should be to attract the largest pool of Buyers in the shortest period of time. You get one chance to make a first impression and when a home is priced right and shows well in any market it will attract interest.

We have a entire system of helping our sellers get their home market ready. When we first meet with our sellers, we walk room by room and give specific recommendations to their home. We've been selling real estate as top agents for 25 years so we have walked through 1000s of homes and see things through a Buyers's eyes.

Your home will be the Buyers largest purchase. In our current market, where interest rates remain higher than they have been in recent years while prices continue to also be high - the buyer doesn't have the extra budget or interest to take on the deferred maintenance or updates. Showcasing your home in the best light, highlighting the features and attributes, and creating an experience so the buyer sees the true value of the home starts with decluttering and staging.

DECLUTTERING - this is removing all the extra things that make your home personalized and cozy. How you live in a home is quite different than how you show the features of the home. Your stuff is all going with you when you move so packing up strategically also helps highlight the value of your home.

STAGING - this is where we show the potential of the room. There's a misconception that this involves bringing in model home furniture and lots of accessories. Not every room benefits from this and quite frankly sometimes it's a distraction from the actual features and space. The best way to stage a room is to be minimalistic so that the features and size/space can be shown and the Buyer can see the attributes and picture of themselves living there.

This really happened during a showing about a week ago, my big golf umbrella with my brokerage logo on it was gone when I came out of the home I was showing. And I know another agent took it!

Let me set the scene. This is a property in a very highly desired location within our Northern Virginia real estate market. The listing agent allowed overlapping showings - meaning more than one agent and Buyers can schedule to see a property at the same time.

We have low inventory and good buyer demand, but know that real estate is hyper local. Some parts of our market is not seeing this and other subsections are. Regardless, in any market (as we have preached) good homes priced right that show well will get tons of traffic which translates into strong offers in the first weekend and often more than one!

Back to my umbrella. You see when you have a lot of traffic in a home, with Buyers and Agents coming and going, it is chaotic. Things move quickly and people do not pay attention to small details. They are distracted and miss important things. Not just umbrellas.

We have a curated marketing strategy that is geared towards building awareness, interest, and demand for our listings as well. We do not, however, allow overlapping showings for two main reasons:

🏠 Security of the Seller's home - with all the overlap of people coming and going, we really don't know what agent was in last and even in some cases who was in the property. Our agent-only lockbox requires credentials to access and gives us a time report of who has been in the property and when they were there.

🏠 Dedicated time for the buyer to focus - this is everyone's largest investment, and Buyers deserve their allotted time to see the home, notice the details, and make their important decision without feeling rushed.

Real estate moves quickly, but there is a way to manage the process professionally that protects the seller (our number one priority) while maximizing the exposure of the property to as many buyers possible in the shortest period.
