📢ATTENTION BUYERS (AND SELLERS)📢
🏠 Sooooo important! Insurance carriers are cracking down, and in some cases requiring the roof be replaced within 30 days of closing if it's more than 20 years old!
🪟 Windows are another major expense! Check for fogged glass, drafts, and rotted or warped frames. Make sure you don't have to strain to open and close the windows. A child should be able to open and close the windows (figuratively speaking of course 😏 ).
📱 I will admit, checking the phone signal was not on my list, which is surprising since my last 2 homes had awful reception which made working from home a challenge to say the least!
😮💨Also, one thing I would add to this list is ODOR! If it smells like someone just sprayed air freshener throughout the house, or if the windows are open, that's a 🚩
Look beyond the pretty. Ask questions. Check the big-ticket items. Because “but I loved the kitchen!” is not a great repair strategy. 😉🏡
