AI is showing up everywhere in the home search process now — chatbots answering questions at 11pm, tools that scan thousands of listings in seconds, apps that estimate a home's value before you've even seen a photo. That speed is genuinely useful when you're narrowing down a neighborhood or getting a first sense of pricing.

But AI can't walk through a property and notice the water stain in the corner of a ceiling. It can't pick up on a foundation crack, a fresh coat of paint hiding something, or a floor plan that just doesn't work for how a family actually lives. And it definitely can't negotiate on your behalf, read a seller's motivation, or tell you which contingencies matter in your specific situation.
