In all seriousness, the market is in a prime position for making a reasonable offer below less price. Maybe getting some seller concessions (a.k.a. money from the seller) to buy down your rate either permanently or in a two – one buy down.

But FR - I’ve been saying it for weeks and I’ll die on this hill.

👉Your house isn’t going to sell if nobody’s looking at it. ☠️

In this market, you need to cast to the biggest net possible and offering the buy down is potentially less out of your equity than price drops and negotiating to pay someone’s closing costs … after you’ve been sitting on the market stressed and worn out for weeks (or months).

Sometimes, you have to spend money to make money!

Are you open to the idea that there’s a good chance your rent is going to increase? Do you believe that rates may come down (even a little bit) in the next three years? Remember, somebody wants to impress people to win the next election. 😂

This market is going to cause a divide and there’s going to be two types of people. Which one are you?

I can’t make this up. Imagine you are selling your home and you’re about to lose a contract because your agent doesn’t know how to negotiate the deal and sticks their head in the sand. 🫠 😳

Had my clients voided the contract, the seller would’ve had to either 1) still make the necessary repairs, or 2) gone back on the market and disclosed the defects. (With a third option of going back market as-is and dropping their price.)

Being able to negotiate not only the contract, but other addenda throughout the transaction, is an absolute C R I T I C A L skill. Critical.

Please interview your agent. I don’t care how many transactions they’ve done. Do they know the contract? Can they share with you a time that they had to work through a challenging transaction? An interview should be more than a conversation about their accolades.

Y’all are so worried about the commission you’re paying, you’re not even paying attention to whether this hired professional can get you to the settlement table.

A recent event made me wonder…

👉 Do homeowners know that they have the right to ask questions about what’s happening in their neighborhood?

Because you/we absolutely do.

Here’s when reaching out to a nearby listing agent makes total sense:

✅ A home lists significantly below what the market supports - and you are seeking to understand why

✅ You’re watching prices trend downward and are searching for context

✅ You have relevant data (like a recent appraisal) that could help everyone involved

✅ You’re planning to sell soon and nearby comps directly affect your outcome

✅ You just want to be an informed neighbor

A respectful, curious conversation is never weird. Neighborhood values are a shared interest and kindly seeking clarity isn’t overstepping. 🫶🏻

PS. You could also talk to your neighbor if you know them! As a licensed agent, I would never have a pricing conversation with another agent’s client and risk a complaint against my license for soliciting or “going behind the sign.”
