🎉 We’re officially closed on Douglas Place Apartments!

After navigating several challenges and an extended timeline, we’re excited to announce that the deal officially closed on September 9.

The restructured deal ultimately came together stronger than our original plan, with improved pricing and financing.

At closing, the property 121 units was approximately 93% occupied, giving us a strong foundation as we take over operations. Our immediate priorities are to:
âś… Finalize the Year One operating budget
âś… Prepare the vacant units for rent
âś… Accelerate leasing before the typical winter slowdown

Thank you to our investors, partners, and team for your patience and continued support throughout the process. We’re excited to officially begin the next phase of creating value at Douglas Place Apartments.

We ended last week with a signed PSA on our downtown portfolio… and honestly, this one almost never made it.

Over the last few years, this deal has forced me to:
Build a 100-Point Due Diligence Checklist from scratch
Cycle through 3 different property management companies
Pour $364,000 into renovations, systems, and solving problems most people never see

The payoff: we pushed it to 100% occupancy, and now we’re selling at a profit.

If all goes according to plan, we close in 60 days. However it shakes out, this portfolio made me a better operator. The checklist, the scars, and the reps are staying with me long after the wire hits.
