The Northwest Arkansas market is changing.

But it’s probably not changing the way social media headlines want you to believe.

According to Realtor.com data:

📈 Active listings are up 42.1%

📈 New listings are up 8.7%

📈 Days on market are up 27.7%

📈 Home prices are still up 2.1%

That’s the important part.

Prices are still rising.

Buyers simply have more choices than they’ve had in years.

That means:

• More negotiating power
• Less urgency
• More competition between sellers

The market isn’t crashing.

It’s normalizing.

And honestly?

That’s healthier for everyone.

🏈 Left tackle taught me something I’ll never forget:

The best players aren’t always the ones getting the spotlight.

Sometimes they’re the ones protecting everyone else.

Maybe it’s the former left tackle in me, but I’ve always been wired to protect the people counting on me & real estate isn’t any different.

Just like the 20% down payment myth, many people believe they need an exceptional credit score—something in the 780+ range—to qualify for a mortgage. But that’s simply not true anymore.

Most approved mortgages fall within a 670–739 credit score range, & some loan programs accept scores as low as 580. Lenders consider multiple factors when approving a mortgage, including employment history, debt-to-income (DTI) ratio, & down payment amount.

While a higher credit score can help secure better loan terms, a lower score doesn’t automatically disqualify you. If needed, there are steps you can take to improve your credit before applying.
