๐ Average Sales Price: $313,459 โ $317,872 (+1.4%)
๐ Active Listings: 281 โ 269 (-4.3%)
๐ Days on Market: 108 โ 56 (-48.1%) (The minus is a good thing!)
๐ Pending Sales: 138
So what does this mean?
It means the market hasn't stoppedโit has shifted.
Buyers are still buying, but they're taking more time, doing more research, and becoming more selective. The homes that are priced correctly, marketed effectively, and show well are still attracting attention and getting offers.
One of the most interesting trends is Hoke County, where home prices increased, inventory tightened, and homes sold nearly twice as fast as they did a year ago.
Combined, there are currently **624 homes under contract** across Cumberland and Hoke Counties, a strong reminder that buyers are still actively purchasing homes throughout our market.
The takeaway? National headlines provide context, but local market data tells the real story.
