‼️Let’s talk about home inspections‼️
When purchasing a home, a professional inspection is one of the most important steps in the process. While waiving an inspection may make an offer more competitive in certain situations, it comes with the risk of the unknown.
A home inspection provides an in-depth evaluation of the property’s major systems and components, including the roof, foundation, electrical, plumbing, HVAC, and overall structure. Many of these items are not fully visible during a showing, yet repairs can be costly if discovered after closing.
**Real-life example:**
During an inspection on a recent transaction, issues were identified with a heating system that appeared to be functioning normally during the showing. The sellers were unaware of the problem, as there were no obvious signs of failure. Because the buyers completed an inspection, they were able to address the issue prior to closing rather than facing an unexpected expense after purchasing the home.
It’s also important to understand that seller disclosures are based on the homeowner’s knowledge. Disclosures may not include every issue, not due to dishonesty, but simply because the seller may not be aware a problem exists. An inspection helps identify concerns that may otherwise go unnoticed.
The purpose of a home inspection is not to delay or prevent a sale. Instead, it allows buyers to:
• Make an informed purchasing decision
• Understand the true condition of the property
• Plan for future maintenance and repairs
• Negotiate repairs or pricing when appropriate
Every real estate transaction is unique, and inspection decisions should be made with careful consideration of the property, market conditions, and the buyer’s comfort level with risk. Educating clients on these options is a key part of my role as a real estate professional.
