🏡 Will living near a data center hurt your home’s value?

Data centers are becoming part of the conversation in more communities, and homeowners understandably want to know what that could mean for nearby property values.

One of the biggest concerns is whether being close to a large data center will automatically hurt resale value. Research referenced by HousingWire suggests that home values in areas with large data centers have generally tracked similarly to comparable areas without them.

That does not mean location never matters.

Things like noise, traffic, infrastructure improvements, future development, visual impact, and possible utility costs can all influence how buyers view a particular neighborhood.

The key takeaway? A nearby data center does not automatically mean your home is worth less.

Real estate is local, and the impact can vary from one neighborhood to another.

Luxury real estate continues to show strength.

According to NAR, sales of million-dollar homes are up nearly 15%, a reminder that the higher-end market is still moving, even as buyers remain selective.

What I think matters most is this: luxury buyers are still willing to act when the home, location, condition, and pricing all come together.

For sellers in Northeast Florida, that makes positioning especially important. Presentation, pricing strategy, marketing, and knowing how to reach the right buyer can make a meaningful difference.
