Faith's client told her the lockbox was on the front porch.

Simple enough, right?

Except after looking around … and looking around … Faith finally discovered it was screwed into the ceiling of the front porch. 😂

Which meant one very important question:
Where is the ladder?

And if you've seen Faith, you already know she wasn't exactly the ideal person for this particular lockbox location. 😂

If you think you may sell your home sometime in the next year, Katie and Kyla have a suggestion:

Give yourself 6 months or more to get ready.

That may sound like a long time, but there’s a lot that can go into preparing a home for the market.

Repairs and updates.
Decluttering and organizing.
Deciding what is worth doing and what isn't.
Getting the house looking its best.
Planning photos.
And giving yourself enough breathing room that you're not scrambling at the last minute.

The goal isn't to make your home perfect. It's to give yourself time to make thoughtful decisions and put your home in the best position possible when it's time to list.

Looking back, Katie wishes she had started one habit much earlier in her real estate career:
Building and consistently updating a database of her people.

Today, it makes it so much easier to keep up with clients and friends, not just when they’re buying or selling, but throughout their lives.

Kids’ birthdays.
Anniversaries.
Big life changes.
Special seasons worth celebrating.

Because staying connected isn't just about remembering who might need a Realtor someday. It’s about remembering the people you’ve had the privilege of working with.

One of the harder parts of being a Realtor is recognizing when someone may want to buy or sell … but isn't quite ready to actually do it yet.

Maybe the timing isn't right. Maybe there are things they still need to work through. Maybe they aren't as prepared as they thought they were.

And honestly, that can be challenging for everyone involved: the client and the agent.

Katie and Kyla talk about why learning to recognize those situations, communicate honestly, and navigate them graciously is such an important part of being a good real estate professional.

Because sometimes the best thing you can do is slow down instead of push forward.

If you think you might be ready to buy your first home when your lease is up, there’s a good reason to start talking to a Realtor now.

Katie and Kyla recommend starting the conversation around 9 months ahead of time.

That gives you time to understand the process, get things in order, work through questions, and put yourself in the best possible position when it’s actually time to buy.

And there’s no pressure to buy tomorrow. Sometimes the most helpful thing a Realtor can do is simply help you understand what needs to happen between “maybe someday” and “I’m ready.”

If your lease has 9–12 months left, this might be the perfect time to start the conversation.

Instead of making the goal all about dollars, they’d rather think about how many families they get to serve well.

Because when money becomes the pressure, they don’t want that pressure spilling over into the way they serve their clients, friends or family.
