If you buy a single family first and try to buy multifamily later, you'll need 20%-25% down💰

If you go multifamily (2-4 units) first, you can get in at 3.5% - 5% down AND use Down Payment Assistance (DPA).

The little 🤏🏿 things add up.

Oh it's just a couple of concerts, I only ate out 3 times this week, I work hard so I earned this vacation, but it's my kid's...then a real necessary bill hits (car maintenance) and you have to charge that too.

Most people's biggest subscription is their credit card debt...selah
